Most sellers underestimate how much photography prep affects the final sale price. Homes with professional photos sell for $3,400–$11,200 more than comparable homes with amateur photos — and that gap widens significantly when the photos are taken in a well-prepared home versus a home that was "sort of ready." The items on this checklist aren't about making your home look like something it isn't. They're about showing it at its actual best — the version buyers would see during a perfect open house on the perfect day.

The psychology behind listing photos works like this: buyers make a subconscious judgment about a home within the first 3 seconds of seeing the hero image. That judgment isn't about price or square footage — it's an emotional response to how the space feels. A bright, uncluttered, inviting photo creates an instinct to click. A dark, cluttered, or poorly lit photo creates doubt. Every item on this list is designed to push that first impression firmly into the positive column.

The Morning of the Shoot

The day-before prep handles the big items. The morning of the shoot is for the final details that make a real difference. Open every blind and every curtain 30 minutes before the photographer arrives — this lets light fill each room naturally and gives eyes time to adjust. Turn on every light: overhead fixtures, lamps, under-cabinet lighting in the kitchen, even closet lights. Put the toilet seat down in every bathroom. Put away the dog's water bowl, food dish, and bed. Move your car — and remind your neighbor to move theirs if they park in front of your house.

One detail Chicago sellers often forget: ceiling fans. Ceiling fans appear as a motion blur at any shutter speed that makes interior photos look sharp. Turn them all off the morning of the shoot. Also check that every door in the house either closes fully or is fully open — a half-open door in the background of a bedroom shot looks like an afterthought and creates visual clutter the camera amplifies. These five-second checks on shoot morning cost nothing and visibly improve the quality of the final images.
